Many Single persons have been left out of the HUD housing and the Worlds Project Models with nowhere to go but an Apartment they can never own, Or a home they can not afford. Single persons and kids getting out of school need an affordable smaller place they can get into with no money down. In an environment that creates Productivity. First by making the tools available and second by teaching.
Automatic to Freedom Projects is community owned Crafting Shops. The tools for building the Project stay at the project when it is complete in Craft Shops so the Resident Students have the tools they need to Produce Useable Products to sell for income to the Farm Residents.
So as not to discriminate against families, Projects for singles can be purchased by a family by buying more than one room, each room will be designed to accommodate 2 persons.
Each Project will have a format unique to the Project. The first projects will be best suited for single persons, high school grads, or persons in need of a starter home, we are not developing the typical single family residence because those are everywhere. These will still be considered single family dwellings to the building department but they will be designed more like Nice Hotels All the current projects will have a format that enables the owners to share in a feeding program. Saving them time on food prep and money on food. A shared kitchen with Cooking Service is included in most of the Team Projects.
The Financing Structure
The Team Projects allow a person to share ownership
in something they could never have afforded alone.
LLC=Limited Liability Corporation
DBA= Doing Business As
Typically, Banks require that everyone be able to qualify on title to a property and the Title Companies are required to have multiple Escrows, this becomes to complicated, so the LLC/DBA Method is used by Teamway.
The Qualifying Owner will be the only person on the Title to the Property. An Outside Contract will keep things Simple. In the Escrow Records a document will acknowledge the Separate Contract Exists. But the Separate Contract will be kept on record as a LLC/DBA with the County. The LLC/DBA Recorded Document will have a current list of owners and legal descriptions and agreements on it. This will simplify the loan process and the transferring of ownership. Teamway will have a website with Security Access, to keep current records and for making payments as well.
The Financing Structure TeamWay uses allows a person to become part owner in a Development Project with little or no money down, and no qualifying. TeamWays System Pools the Development Funds into one Account the LLC/DBA Account so the home appears to be owned by a Person who owns the LLC/DBA. This allows the LLC/DBA to sell the Owners Contract Promises to make payments, to a lender to fund the building of the Project.
